The Municipality of Dysart et al has recently implemented a new bylaw designed to ensure that short-term rentals are managed responsibly and enhance the quality of life for everyone in our Community.

This new bylaw includes updated process for registration, safety standards, and operational procedures. Our goal is to support you through this transition and ensure that you’re fully compliant with the new requirements.

The Short-Term Rental Accommodation (STR) program will launch October 2024

Residents and property owners who wish to rent out their properties for a period of less than 28 consecutive days, are required to obtain a licence.

What is considered a short-term rental?

Any property that is being rented for monetary gain for a period of less than 28 consecutive days.

 

What is the licensing fee?

Licences are $500 for one year.

 

How many guests can I rent to?

Occupancy of your rental is based on your septic capacity. The number of bedrooms permitted in the dwelling will be listed on your original installation report/health licence or a recent inspection conducted by the Municipality. You may rent to no more than two individuals per bedroom.

 

What is my septic capacity?

Your septic capacity will be noted on your Sewage System Installation Report/ Use Permit or a recent Sewage System Maintenance Inspection issued by the Municipality. If you need the Municipality to pull these documents from records please complete a File Search Application.

 

Can I rent out my bunkie?

Legal Bunkies or “Private Cabins” can be used as an additional bedroom in the rental but cannot be rented as an independent unit.

 

I have vacant land can I rent out lots for tents or RVing?

No, tent and RV camping are only permitted on properties zoned Tourist Commercial and certain exception zones as per the Zoning By-Law. These camps are subject to the Tourist and Trailer Camp By-Law.

 

What is a Shoreline Road Allowance?

A Shoreline Road Allowance (SRA) is a strip of land typically 66 feet (20 meters) wide that runs along the edge of a body of water, such as a lake or river.

 

Do I need to purchase my Shoreline Road Allowance?

You may need to either purchase your SRA or obtain a Licence of Occupation if there is a building on the SRA and that building is included in your rental.

 

How do I know if a building is within the SRA? 

Measuring from your shoreline 66 feet or 20 meters will give a general idea of your shoreline road allowance. If there is a building that is borderline we recommend obtaining a survey. 

 

Can I rent out individual rooms in my house, or my in-law suite?

No, short-term rentals are not permitted in individual rooms or additional dwelling units.

 

I run a Bed and Breakfast; do I need a licence?

Businesses such as hotels or bed and breakfasts are exempt from the short-term rental by-law. Operators who advertise on websites such as Airbnb or Vrbo must register their property with the Municipality and follow all relevant Zoning requirements.
